Just remember that mortgage brokers are not able to access every single bank or lending institution. They are paid by the company who gets the mortgage so brokers will be pushing certain products. Buyer beware!

This is true. The banks that don't deal with brokers directly (but likely do indirectly by funding lenders that do work in the channel) are RBC, CIBC and BMO. Scotia, TD, National Bank, Laurentian bank and do work with the broker channel as do most of the credit union. And yes some brokers do stick to specific lenders.

As with any other service it really depends on who you work with.

Its awesome that you have that relationship with them. Whatever you do don't change your branch and let's hope that your branch manager doesn't get transferred.
