If you are planning to stay in your home for some time, I would recommend a metal roof. They are extremely durable and last for 50 years if installed correctly. That being said, they do cost at least 1/3 to 1/2 again more than traditional shingles. We put metal on our old garage 25 years ago and it still looks brand new. We built a new home and garage and put metal on both. There may be some noise with hard rainfall, but I personally don't mind it. Also, you need to have snow dams on metal to prevent massive slides of snow in the spring thaw. We did not do that on our first garage right away and in the first spring melt, all the snow on that side slide off and pushed our aluminium snowmobile trailer in. Hard lesson learned. The metal comes in colors and styles to make coordination with siding and brick colors easier. Good luck!
is it just the Shingles or even the roof ( wooden stuff ). While doing the shingles also fix any wooden panels or rotten wood on the roof if you can to prevent any future leakages.Quote:

but disadvantage of metal roof is that , it heats up a lot in summer, the snow doesn't slide of it easily and when it rains you get lot of noise of rain hitting the roof.
you might even want to look into solar panels for your roof, if your city has government rebate and credit programs. Where they subsidise your cost and also buy electricity from you and you also get free electricity etc. But usually the pay back is 15-20 yrs for solar panels.
Have a metal roof on house and we don't have snow dams as far as I know. Slushy snow on a warm facing roof side is an avalanche that is doing damage to old sidewalk and cellar top.
However, the asphalt roofing shingles on minibarn and garage were done two years ago (one spot on garage needed fixing)through Home Depot. Contractor sent someone to check roof and do a quote. Actual tradesworkers did not speak English so you might want to ensure someone comes to your house on day of work that morning to confirm with you what they will do. Can see if I know the name of the firm that did the work. Almost perfect cleanup too (still found some nails but not major mess). Asphalt truck used a huge arm to drop the bundles on roof. Swung close by house as overhead wire was an issue.
Yeah Home Depot is just a middleman. They just hire local contractors and charge a 30-35 % markup on it.Quote:

more often than not you can go to these contractors directly and get 30-35 % discount. These contractors further sub-contract to non English speaking workers and immigrants and exploit them.
the whole construction and home renovation industry is a mess, there are too many layers of contracting and sub contracting, the person you deal with is just a middleman in most cases, while the ones who actually do the work have no clue about how much money was actually charged for the job and are often paid peanuts :(
