First Time Home Buyer - Immigrant living in Canada

I don't know where to start so many questions in my mind.
I'm looking a house aggressively right now, there is a house that I'm really interested in cheap and I really like the location as it is walkable to work but not the best looking house. My only problem is my realtor that I just really found online who showed me a few houses already even on holiday is slow on giving me info about the house it sounds like he always have to ask the listing agent. Can I call and talk to the listing agent directly and tell him that I'm interested but I have my own realtor? I don't know how this works when it comes to their commission. Is that ok?
I just feel I'm obliged to stick with the realtor now as he showed me a few houses already and even in short notices and even pick me up and drive me over as I don't drive myself. (been in a bad accident).
I just have this feeling that I can't really trust the realtor, or anybody but myself. He's agenda is to sell even if I think he's looking at my best interest but I can't really trust that I know I need to research.
My only problem is I really don't know a lot. I lived in a tropical island back home and we don't have heater, drywall, basement and such so I don't really know what to look for. I have a friend who just started helping me who helped out my other friend to renovate my friends basement. We have an appointment to see a house today.
I have enough money for the downpayment at least 20%. And the mortgage is a sure thing already. I have 0 debt and in the high 5 digits is what I make. So there I have no issues with.
This house that I'm interested in is still under renovations. The price quoted in the market is the price after the basement is done and the lawn in spring time? Is that a common practice here? But the house is an old house.
I told my realtor Im interested to place an offer but I'm concern that once its sold they will just do a half hass job. So I said I will do the renovations myself. I don't know how its gonna work with applying a mortg and such to a place that still under renovations.
Also is it ok to call the listing agent and just deal with them directly? or better that I have my own realtor?
Can someone explain how they work commission wise just want to be fair with these people.
Another question, is that ok to ask my realtor what prev owner paid for? and the history of the house?
