    every individual has different circumstances, needs, finances, budget, etc..... so it doesn't matter at what age a person buys his/her first home. (most important is "is your budgeting solvent or not").
    Its a proven fact: that "if you follow financial discipline, in the long run (if you include housing boom & bust) renters in majority cases turn out ahead of homeowners financially"

    I was 26, husband 27. The house was approx. $400K for 1500sq ft.. We had just finished an east coast trip before buying and were shocked at how cheap real estate was over there!

    Yes, its the reality, & a lot of people aren't aware of the fair value of real-estate.
    Infact we are bracing for a severe correction in the Canadian housing market. TD came with a report of 15% drop possible in some areas in the next 2-3years..

    I'm confident with where we bought and a big deciding factor was not wanting to be in an area that's already at it's "peak" prices but close enough we can enjoy the benefits of a more populated area.

    This is why I think I am going to wait a little bit. I want to see what happens and how much it starts to drop.

    I dragged my ex husband kicking and screaming to buy our first house when I was 22. We seperated and he wanted the house, and bought me out for 1/2 the shared equity, and I bought my very own condo at 24. I sold that about 4 years ago and bought my current house outright with the proceeds.

    Wow this is a great thread!! So good to see so many young people getting a home at a young age. Good for you.

    O.K. We lived in a crummy cheep rental for 12 years.
    Saved 20% down and bought our corner lot 1400 sq ft house next to a park with wide streets in 2000 for $132,00.00. Just before the housing boom in Alberta.
    We scrimped and saved but we did pay off the house in 5 years. We have been 100% debit free since 2005!

    On a side note our son bought a home at age 26, as he hated paying rent. LOL

    1st house I ever bought... I was 23 (broke up with Fiancée prior to closing, he kept it and I got 100 % of my money back)

    2nd House...I was 33
    I still live in this house. Had a $280 k mortgage and I paid off in 7 years. best part is they are selling in my neighbourhood for $ 760 k !!!

    3rd house 40 (birthday gift to myself - rental property) 2 years left to pay on mortgage woo hoo

    Only because before that I moved to 3 different countries on 3 different continents and in 2008 we decided to make Ottawa our permanent home (4th continent ). I have to say that Ottawa has the most affordable homes of all of them.
