Cell Phone Plans with Phones

My cell phone contract is up and I'm looking for another, but I want to include a phone in the package. Looking it seems that most contracts include a phone but they say that you have to hand it back at the end. This is new to me! Do they depreciate it if there is any wear and tear? My concern is they come back at the end of the term and say you owe us $xxx.

I'm looking for a plan that has unlimited data, so I don't have to pay overages. I am currently with Rogers, Telus coverage near us is hopeless so this isn't an option!
