Great vision for your son at young age,you are great mom too,I am going to show this to my 10 year old son so he can see world other than video games.

This brought a tear to my eye. I am so very happy for you both. My husband did the same thing at that age and as a result, we were mortgage free early on. Renting the rooms is a great way to cover the mortgage. We have a 19 year old that is saving to do the same.
