To give you an example... my neighbour's house just went on the market... it's only a 2 bedroom 2 bath, hardwood floors, brick with a full basement, paved drive and garage, corner lot with fenced/shrubbed back yard.. and its listed at $159,000.
Personally, I don't think they will end up with that.. prices in the market have gone up slightly, but I'm next door with a 3 bedroom, 2 bath, finished basement, but no garage, and I paid $131,000. There is definitely less expensive houses in the area... I've seen starter type homes that might need a little updating just a few blocks away for closer to the $110,000 range. Well established neighbourhoods with lots of trees.. just not big yards. Taxes for me are around $2200 for the year.
If it wasn't for the transportation issue.. I could recommend Shedden, or Fingal.. nearby little towns could get much more land.. but then you give up the conveniences..

I would also nominate Byron! It is lovely with fantastic schools and homecares. Ailsa Craig is also fantastic (though not South) but still perhaps looking in to? I taught there for 3 years - the town is AMAZING. Very small town feel, everyone knows everyone and helps each other out immensely. And the school is FANTASTIC - with a super teaching staff There is a website that lets you know of the Thames Valley District zones as well as EQAO testing results (though great scores don't always mean great schools - just smart kids). Perhaps this would be helpful to look into too?
